Hello,

after diligently following along, I would like to present our current floor plan for discussion. We received it yesterday (after the first architect meeting in March). I generally like it, but I wonder if the staircase makes sense as it is. Especially upstairs in the hallway, it protrudes quite far without running along a wall on one side. Has anyone seen this live before?
Also, downstairs I’m not sure if the entrance to the kitchen is optimal like this.
We already had the problem with the staircase with the first architect (we changed), back then it was on the right between the guest WC and laundry room, but the hallway upstairs became huge and the open space was almost over the kitchen.
The staircase seems to be a sticking point for many. Maybe someone can help me here.

And would you add a door directly from the entrance hall into the living room? That would of course make the wall suitable for a coat rack.

Here are some details:
Plot size: 650 sqm (about 20x32 I think. Site plan to follow)
Number of floors: 2 (with special permit/exemption from the development plan)
Roof type: gable roof, 30 degrees
Maximum height 9.50 m (for us 8.50), eaves height 5.50 m
No basement, 2 floors
Number of people, age: 37/27, 1 child planned
Office: family use and home office, also guest room
Guests per year: maybe 4
Open architecture
Modern construction
Open kitchen, kitchen island
Number of dining seats: 4 to at least 12, large family
Carport with storage room (north)
Terrace (west)
Gallery with open space (must for my husband)
Entrance is east, garden to the south and (larger) to the west

Planning by:
2nd architect (after do-it-yourself by us and then 1st architect)
What do you especially like? Open area, covered terrace
What don’t you like? Skeptical about the staircase, especially upstairs, rooms and bathroom upstairs almost too large...?

I would appreciate some suggestions

Hello,

basically a nice plan. However, I would consider the following points:

- A door (or even better, an open passage) from the hallway to the living room would be indispensable for me. Otherwise, every route leads through the kitchen. In my opinion, that at least greatly disturbs whoever is cooking there at the moment. Without this door (passage), one might feel a bit "trapped" in the living room. A coat rack can also easily be installed on the left under the stairs.

- The chosen staircase design is very chic but requires a lot of space – this is reflected in the two large hallways on the ground floor and upper floor. Visually, however, I can imagine the upper hallway to be very appealing – especially because the staircase extends a bit into it.

- Equip the WC on the ground floor with a shower as well. This means a significant comfort gain, especially if children are planned – keyword: morning battle over the bathroom... I also personally find it more pleasant if I don’t have to share my bathroom with overnight guests.

I don’t find the size of the rooms on the upper floor exaggerated – well, nobody really needs such a large bathroom, but the noticeable spaciousness certainly contributes greatly to well-being – our bathroom is also around 16 sqm...

What exactly is the airspace supposed to be? It could appear very loop-like upwards and, if open to the ground floor, allow noise transfer into the bedroom.

Thanks Dirk, that already sounds positive. It probably also depends on the staircase or even more on the railing at the top, which gives the overall impression.

Wastl: The open space has to be there (for my husband). We've already discussed all the pros and cons, and he won't budge on that. Visually, with the dimensions, it's not a narrow tube, but actually looks really good. We've seen similar "live" in model houses.

Hi,

just a quick note on the topic of airspace. Personally, I consider an airspace to be a very nice design element.

Possible disadvantages:
- Windows can only be cleaned with aids (ladder, telescopic pole, etc.)
- Sound transmission to the upper floor
- "wasted" living space in the attic

But if all of that is taken into account and approved, then why not...

I also find the floor plan very chic. 1. Access from the hallway to the living room is a must in my opinion. 2. Design the stairs as a concrete staircase and place the wardrobe underneath for the majority of jackets and shoes. 3. Set back the wall between the WC and the utility room a bit and create a niche there for a daily wardrobe with a bench or something similar underneath. On the longer wall behind the door to the utility room, I might even place a narrow chest of drawers or a shoe cabinet. 4. Upstairs in the bathroom, I would have a regular tub nicely installed and not a corner tub. Basically, I would still think about the layout of the upstairs bathroom. On the other hand, I really like the size!
