Hello dear ones
Our house construction project is slowly entering the "serious" phase. We have now requested the first offers for our project (we already have the drawings from the architect) and have received the first for sanitary and building services. Would you be so kind as to take a look to see if it is okay? If that is okay, I would then gradually present the offers for discussion.
Brief background:
We are planning a single-family house with around 150 sqm (3 rooms) without a basement and without a garage. Later we want to build a carport, but we have private contacts to implement that cost-effectively. We have a construction company and they would be ready to start from September so that the roof can be put on this year. All trades would be ready this year / next spring.
Architect 5000 euros
1k euros project
3k euros structural engineering
1k euros building permit
Plot of land
- should cost ~155k euros in total
- is fully developed
- all utilities are connected
- is level
- soil survey is available
- is surveyed
The shell construction should be around 120k. The offer is still pending. This would include site preparation (construction power, toilet, etc.), earthworks, foundation slab, shell with calcium silicate bricks, roof truss, and roof.
For the house, we hope to come to around 250k. Including the plot, we would be at 405k euros. We did not want to finance more than 420k euros. We bring in 30k ourselves.
Own contributions / things that might make it cheaper:
- We obtain the windows through a private contact
- We do the insulation gluing ourselves
- Exterior plaster by a friends’ plastering team
- We do the painting inside ourselves
- Attic conversion will come later
- The kitchen was new at first, we keep it and have it redesigned, should be around 3-5k according to the kitchen planner
