New house construction in Apolda - but with whom??

As I have already written in the other subforum, we want to build new at the latest at the beginning of next year. Used, like-new properties (so no GDR shacks) are almost as expensive as a new build.

A house is to be built in Apolda or the surrounding area. We could already purchase a suitable plot this year, it is located in a residential area and is a building gap.

The only problem I currently see is that there seem to be very few reputable house-building companies. Of course, I have looked at countless offers in the last few weeks on Immoscout24 and various solid house catalogs, but as soon as I found something suitable and then googled the manufacturer, the positive mood disappeared.

Offer Heinz von Heiden (MODICUS-SINGLE-FAMILY HOUSE M61.D/P-K+S45+H): costs 152,000 € including the plot. 40 cm solid walls included (some build with 17.5 cm bricks), solar thermal included, etc., but can you build a Heinz von Heiden house considering the bad reviews? Many say: hands off, never again, etc. The fact is that satisfied builders usually do not report online, but mostly the dissatisfied do. Our Heinz von Heiden agent said that the competition would pay many people to post bad reviews. Well then. Surely there are major regional differences and much certainly depends on the construction manager. If he is good and takes his time, everything can run smoothly.

Offer Ambiente Massivhaus (House Westerwald): very extensive included services in the scope of performance, e.g., also the soil survey, construction site setup and clearing, and interior wall smoothing (to prepare for painting). No underfloor heating. Price with basement 155,000 €.

Offer Partner Massivhaus (Classic) 153,000 € including the plot. Scope of services includes heat pump and underfloor heating. But also here a problem: the exterior walls are built with bricks that are 17.5 cm deep. So rather a small wall than a real wall. Everything else costs extra, i.e., a normal exterior wall with 30 cm or 40 cm Poroton bricks. We will meet with the representative in August because they also sell the aforementioned building plot (also purchasable separately).

So you see, nothing really good.

There is still one possibility. I worked in Potsdam for almost 4 years. One of my employees is a Dipl.-Ing. She and her husband have been building houses together within a company since reunification. Not many, maybe 3-4 per year, but always of the highest quality, very reputable, and with numerous awards. Their prices range from 1000-1100 €/m2 of living space, which is in the same range as the above providers. I am still in contact with her and talked to her at length today. She jokingly said they would build my house. However, the distance between Prussia and Thuringia is just under 300 km.

But the idea is not that silly. Of course, I would have to pay mileage and accommodation costs. But for the construction period of 6 months, the costs would be bearable considering the advantages. Above all, I know that I can have full trust in this company not to be ripped off. Only high-quality materials are used. For example, underfloor heating and a fireplace are a given. She also explained that they do not use concrete screed but the two-thirds more expensive but much better anhydrite flow screed, 6 cm core insulation, triple-glazed windows, etc. I could save myself the accompanying architect because I know they build without defects. For that, I would then pay travel and distance money. I would like this latter solution best.

What do you think?

Is there another or additional house-building company in Apolda and the surrounding area?

I have already contacted the company B & V, but they do not have finished model solid houses, so I would have to go to the architect again first to design one.

For house + plot, we are willing to spend up to €160,000 (the plot costs 30-40,000 €), the remaining 40,000 € should definitely be enough for all incidental costs (property transfer tax, notary/land registry office, soil survey, construction electricity/water, house connections (approx. 6,000 € on request)). We can bring 120,000 € as equity capital. Financing needs therefore max. €80,000.

The "Daniel" would be visually the nicest house. But the construction specification uses many phrases like "The sealing against rising damp is carried out according to regulations." That is too vague for me. The Landhaus from Ambiente is also very nice and the inclusive program very comprehensive. However, it is already very expensive despite lacking underfloor heating (5-6,000 euros) and hot water tank/roof. Surely, another 15,000 euros would be added for both, right?

Domoplan and PBT are quite similar. Similar house style, similar equipment.

What to choose?
Why does it have to be so difficult?

For the building plot, we have now found wonderful new ones in Apolda/Oberndorf, 29 euros/sqm is a great offer. Two-thirds are already sold. With 720 sqm, we pay just under 21,000 euros. The house could thus cost a maximum of 139,000 euros. That would be 160,000 euros. Kitchen 10,000 euros, lamps, paint, glue and wallpaper 2,000, and floor coverings 5,000 (carpet + laminate). All done by ourselves. Additional costs approx. 20,000 maximum (connection costs according to inquiry total about 8,000 euros).

Supplement:

Fa. Ohrdrufer Hausbau GmbH OHB 130, 128 sqm, 127,209 euros

Advantages:
incl. painting and floor covering works
incl. heat pump (air/water)
incl. roller shutters on the ground floor
front door made of aluminum incl.

Currently, Deura, Wachsenburg Massivhaus, PBT Weimar GmbH and Team Haus Dessau are still in the race. This week I expect the calculations for the planned house proposals. Then we will see further.

we might want to build a house with Ambiente. Why did you bold the managing director? Is he not entirely kosher?

I dare to doubt that he will speak up here again...

That is a pity ;-( You want to know who you are dealing with. Especially when it comes to so much money, like in house building. Apparently Bulla2000 had insider knowledge regarding the GF of the company. As they say: The apple doesn't fall far from the tree!

But maybe someone else knows?!
