Neighbor's house cheaper than own - Houses + plots identical?

Hello, I have a house in prospect. Now I have to say that every second house in the village is the same. In other words: the houses and plots are identical. They were built about 100 years ago for miners.

"My" house is supposed to cost 105,000 euros plus commission. The sale is handled by Wüstenrot.

Now I have seen that another house of this type is for sale. This one is being sold privately and costs only 75,000 euros negotiable.

Now I naturally ask myself if I am paying too much? "My" house has also been on the market for a year, apart from a new heating system and a new roof the condition is very poor. However, the cheap model does not really look any better.

The only big difference: "My" house is quietly located on the outskirts of town. The 75,000 euro house is directly on the main road. Would the location already explain the price difference?

Hard to judge without further information. Maybe one is significantly more renovated/maintained than the other?

Or the one with 75k needs to sell quickly because he needs money, or the one with 105k is thinking "I'll give it a try, maybe someone will take it like this."

You have to decide for yourself whether the location is worth the difference to you and then buy one or the other.

A house is always worth exactly as much as someone is willing to pay for it.

Saying that a house is worth as much as someone is willing to pay for it is somewhat modestly expressed. If the house has a new roof and a new heating system, that is already a point that makes it more expensive than the other one. A new roof quickly costs around €20,000 (roughly estimated since no other information is available). A new heating system generally costs about €10,000, which would already justify the €30,000 difference.

Well, and then there is the issue of the main road. If I wanted to buy a house, I wouldn’t look on a main road. That would be a deal breaker for me. Not just because of the noise, but also because of the dirt. Some acquaintances lived on a main road for a few years and leaving the windows open all day simply wasn’t an option because otherwise you would have black dust/dirt everywhere.

For me, the difference in location alone would almost be worth the extra €30,000. Of course, it always depends on other factors that might also mean I wouldn’t buy either.

I recommend the OP to walk through the house with an expert beforehand to minimize surprises as much as possible. Just for fun and for comparison, you could also look at the €75,000 one with the expert.

Then you have more information for comparison and can ultimately maybe focus a bit better on the cost factor and quality of life.

You did not read my sentence correctly. A house is not worth as much as ONE is willing to pay, but as SOMEONE is willing to pay for it.
