Hello everyone,
I need help. Maybe someone has faced the same problem before and has an answer. I am grateful for any tip.
My wife and I plan to build a house with a gable roof. (Bebauungsplan sieht Eingeschossigkeit vor.) We have a footprint of 12.35m (the gable runs in the middle there) by 9.10m. Furthermore, we plan a bay window with a width of 3.9m. This should be built two stories and protrude 1.25m from the long side. Inside, there should be a gallery. The knee wall of the house should be 87 cm on the outside and 99 cm on the inside. (Viel größer geht leider nicht, da die Traufhöhe im Bebauungsplan mit 4,5m max angegeben ist) The roof pitch should be at least 45°, rather more. Up to 50° is allowed according to the Bebauungsplan.
Now to my question: are we still within the range of single-story with these conditions? (Statements from various "building experts" differ greatly regarding the gallery air space. Sometimes it is said that the air space is not counted, sometimes it is fully counted.) We might then violate the 2/3 or 3/4 regulation. Unfortunately, I am not familiar with this.
And how steep could we make the roof to remain single-story? (There is apparently also a cavity regulation regarding the attic space.) The location is in Lower Saxony.
