Hello, we would like to build a multi-generation house with 3 apartments for our children and grandchildren. 2 apartments with 100 sqm and 1 with about 80 sqm. We ourselves own a property. We would like to sell it. We also do not yet have a building plot. What is the best way to proceed? We know at least that it should be a solid construction. Everyone should have their own entrance. Ideally, it would be 2 semi-detached houses and an integrated ground-floor granny flat. First of all, how can one finance something like this? What is the best way to proceed? We are all fully employed. Looking forward to lively exchange.

the topic of multigenerational houses has been discussed here in the forum several times. With all the pros and cons. You have to want it...
Only you or the banks can answer the question of financial feasibility. If you provide more details (property value, income...) we can certainly help you further.
BW is unfortunately an expensive place to build. Especially in the current times.
For 280 sqm you will end up spending about €600,000 for the house alone. In addition, there are the plot, incidental construction costs, garages/carports, outdoor facilities...
Three entrances certainly do not make it easy in terms of design and require many hallways.
Your idea is probably not compatible with many areas that have development plans.
With the few details you have given so far, I see building with an architect and individual contracts rather than a general contractor.
So please provide a few more details.

Hello Rick, thank you for the information. We are also at the very beginning of this plan to build with everyone. The idea came about because our house has now become too big for us and we would like to downsize. The children have families with grandchildren. They have apartments that are too small. Due to the housing shortage, rents are already quite high even in rural areas. Since my husband and I want to travel more once we retire, we no longer necessarily want to own a house alone. Who will take care of it if we travel for half a year or so. We are all also aware that everyone must have the opportunity to retreat. These topics have long been discussed in the family. Likewise, everyone should finance their own apartment. Repair costs outside the apartments are to be shared by the parties, and a reserve account for everyone is to be opened. We already have a construction company in mind. Now, building plots are also not easy to find, especially in the size we would like. We have put ourselves on a waiting list with the city so that we will be notified as soon as something in this direction becomes available. It is still a long way to go but we still have time.

Just as a general consideration: I see the ground-level granny flat as most feasible if the remaining "semi-detached houses" are divided asymmetrically (one side narrower, classic half, and the other half wider, with almost only the entrance on the ground floor). Then the granny flat can be located in just one half of the entire ensemble. Placing it symmetrically / in the middle would be disruptive, having the narrower half own a separate plot (and practically forcing a three-family house on a single plot).

Based on the actual real estate market, I consider it most promising to look for two adjacent semi-detached house plots and change their division.

Yes, I also think the idea of semi-detached house plots is a good one. Let's see what building plots can be found there.
