Hello,
on a property with an existing house, another house is to be built.
A loan is to be taken out for the renovation of the existing house, and there is also a loan for the construction of the second house.
Since the first house might possibly be sold at some point, it would be important to make a distinction between the two houses in the land register as well.
Is this only possible by "dividing" the property? (As I have heard, this would take time and also be quite costly, both in the case of a "real division" as well as in the so-called ideal division – since a division declaration would have to be drawn up here, with high costs for the notary.)
In addition, the different lenders will presumably all want to be in first rank in the land register, or one would have to make compromises with the financing.
Is there another way?
How can mortgage loans for the two houses be separated from each other in the land register?
