Modular house, wooden plank house, or solid after all?

Hello! We are completely new here and also completely new to the topic of houses. Surprisingly, we are getting a building plot cheaply and will probably become homeowners in the future. Now we are considering what type of house we should even consider. We would love to receive your thoughts, experiences, tips, and warnings. It is a large (forest) plot without neighbors. I dream of a huge glass front facing the trees. About 80-120 sqm is what we want and - problem - affordable. We are talking about a budget of a maximum of 200,000 euros (for everything, from the slab to the interior finishing). Now we would like something that fits well into the surroundings. We quickly came across modular houses and wood plank variants that are supposed to be affordable. Especially my partner is very skeptical about this - do they really last long, are they really normally insulated, do you have to do without something? He feels uncomfortable with the thought of giving up massive house walls. Maybe he is right about that? So: who has built a modular house or even a wood plank house and lives there normally? Due to the prices, we are looking at Pineca, or also LeonWood. If anyone knows anything about them... Thanks in advance!

Properly built and maintained, a wooden house also lasts longer than you. I just browsed Pineca. They apparently also have houses compliant with the energy saving ordinance. But! The prices there are pure material prices. No assembly is included. You will also need a building permit, which means a qualified professional must first prepare the building application documents for you. Then you have foundation costs (earthworks, foundation/slab). I suspect (I haven’t read that far yet) that there is also no technology included (electricity, heating, water). Honestly, I see your 200k all in black. Unless you can do all the surrounding work yourself. Sorry.

read up a bit, also about financing.
Almost no one has the money to pay for a house directly, houses are financed by banks.
I would first clarify,
is it a building plot,
how much house is allowed there,
how much house do you need, etc.
are the 80-120sqm the glass front or the floor area ;)

Hi! Thanks for the quick reply.
Only the material cost at Pineca is clear. We can do a lot ourselves and have almost everything "necessary" among friends and family except for an electrician. But yes... The 200,000 euros are the problem.
My idea was therefore a modular house. We will earn significantly more in the (near) future (still studying), but do not know whether and if how many children there will be. My idea therefore: make it nice for the two of us, expand later if needed.
It should also be possible to offer a wooden plank house in this case.
Or does this end up being "neither fish nor fowl" and you’d rather wait for "later"?

We are just afraid that it will feel "unfinished" and also clearly have disadvantages (insulation, space, quality...) compared to solid houses. On the other hand, I really like the idea of simply "blending into the forest."

Oh, you are still so young? Then just wait a bit and save up. Once you have the [Grundstück] secured. Building an extension is a tricky thing. Sure, it's possible. But do people really do that? Do you then move into a hotel or vacation apartment for two months? Better to use a motorhome / container and then build properly in a few years.

Hello Nida, thanks for the reply! We are diligently working on it and no longer completely fresh and new. Financing is in place, the leftover amount would be 200,000 euros minus the land. On the targeted land, up to 120 sqm, 1.5 stories are allowed. Since I am limited, but anyway one-story. Currently, we need about 80 sqm. If children or 7 dogs come later, then the full possible area. That’s why we are looking for a solution that can be easily expanded if needed. Of course, the glass front won’t be 80 sqm, but a living room glass front would be something..
