"Meaning of 'Rough modeling of the property'"

Hello,

our house construction is starting this year as well and while reading the scope of services I came across the sentence:

"The rough modeling of the property is included"

What exactly does that mean?

Will the soil of the property now be adjusted to the desired height?
Does it mean that excess excavation will then be automatically disposed of?

Unfortunately, I have no idea what this exactly means and I can't reach my builder at the moment :(

Can someone tell me something about this?

That always means whatever it is supposed to mean at the moment. Lawyers call something like that "unbestimmt". Prospect babble that is meant to lull you before signing, and afterwards has no reliable content. By the way, you only have a developer as a buyer, not as a [Bauherr].

Can mean everything and nothing. Only the construction company can answer that for you. I would clarify with the construction company and then have it described in more detail in the scope of work, unless you have already signed.

The soil is usually pushed back against the house. At least that is what they offer. Whether it then collides with your drainage?! In any case, it is a rough modeling, to redistribute the hill that is stored again on the property so that there are no more hills. That’s all! Don’t read anything into it! Disposal is interpretation! Disposal is explicitly something different from rough modeling: the latter is distributing. Disposal is taking away.

What ypg says. Rough modeling only means that it no longer looks like a tank training ground.
