Hello dear forum,

specifically, the matter is this: We are building a house and have a covered balcony on the first floor. (For better understanding, please see the elevations and floor plan attached.)

We would like to access the attic via this balcony. However, we now need an attic ladder that is suitable for the "outdoor area." We have already inquired at Wippro. Their ladders are not suitable for this.

We are grateful for any tips,
Best regards, Jennifer

You have the same problem there as when you build a staircase over the existing staircase. You have 1.60 attic height. So the staircase also comes out from the balcony in the flat part of the roof with only a max of 80cm height. It therefore remains similarly uncomfortable as the presumably existing folding staircase/stairs/ladder. And the balcony is ruined because half of it would be taken up by a staircase.

A sensible solution would be a spiral staircase directly under the ridge, i.e. in the bedroom or children's room.

Excuse me, I did not express myself clearly enough. We want to make a folding staircase over the balcony. If we put the attic staircase on the balcony, it will definitely be a folding staircase. Therefore, in my opinion, the balcony is not ruined.

An alternative would be to place the folding staircase in the hallway. However, my partner does not want that, because when cold meets warm, mold regularly starts to form. At least, I have not seen a folding staircase indoors (no matter how well insulated) that is not affected by mold.

That is why we are now looking for a folding staircase for the attic that is also suitable for outdoor use. We accept the low height.

Best regards, Jennifer

I am not familiar with the staircase issue - in an apartment we have an emergency staircase/rescue staircase that goes from the attic to the stairwell and can be folded out both from above and below. It is made of metal; however, I cannot provide a manufacturer. But maybe you will find something suitable with this search term.

Why should the staircase that is not exposed to rain be subject to higher requirements than one that is installed indoors? Even an airtight connection is not necessarily required. The temperature exposure in the roof area is the same for both the indoor and outdoor staircase.

That is the crucial question... The manufacturer "Wippro" has informed us that their attic ladders are NOT suitable for this purpose. Now the only question is, which attic ladders ARE suitable?

The ladder is not rained on, but I can imagine that the problem may lie in dew-related moisture, which is common at this time of year. The cover (not the ladder) certainly absorbs a lot of moisture because of this.
