Looking for a floor plan: Single-family house with 3 children's rooms on 140 sqm - ideas?

Hello everyone, We are looking for a floor plan for a 140 sqm house, where upstairs there is room for 3 children's rooms, a bedroom, and a bathroom, and that has a maximum knee wall height of 50 cm. Is there such a tricky floor plan? Thanks in advance. Minexe

That probably won’t work out. The problem is less the division and more the low knee wall. With such sloping walls, the rooms quickly become very tiny upstairs. Dividing rooms further there with only 140m² in total would leave just storage closets. What can work very well, however, is 3 kids + bathroom upstairs and parents plus shower toilet downstairs.

We currently have 10.50sqm as a bedroom. Double bed - large wardrobe - 2 x dresser. It all fits ;-)

Yes, 12m² is actually the minimum for a bedroom for me as well. A large wardrobe and a double bed fit in if the layout is well planned. The floor plan above was just meant to be a quick example. Specifically, it is completely pointless to discuss without the completed questionnaire and the plot of land anyway.

We have exactly such a floor plan but with 2 full floors and a basement. For 3 children, with 140m² of living space, honestly 2 full floors and a basement are mandatory, because 10m² of living space are "lost" for the utility room and you still wouldn't have any usable/storage space available.

Therefore, my floor plan wouldn't help you either.

We initially planned with 148m² without a basement for 3 children. The issue of usable/storage space was also not really existent here and gave us headaches. Therefore now with a basement without real loss of living space.
