Hello dear house building community,

A few months ago, we started to look more closely at the topic of house construction.
In the process, we quickly came across this forum and would now like to ask for your opinions/experiences.

We hope that we observe the rules in the forum. If this is not the case, please give us a brief note.

Our current situation is that we have the option for a building plot, on which we can build a single-family house. The plot is over 500 sqm in size and is almost level (about 1 meter slope in the rear part; however, only on one side). It is located in a district/town of a larger city (distance to the city center about 3 km). It is not a new development area but a gap site (all sides of the plot are already built on). The street running past slopes slightly, i.e. at one end of the plot the street is at the same level (this is where the driveway is planned), at the other end of the plot there is a height difference of about 2 m (the height is "caught" by larger stones – visually quite appealing).

Now to the actual topic: The street bordering the north is a through street. About 600 vehicles pass daily. However, this is not heavy traffic (due to the location there is none – with the exception of buses that run about ten times daily).

To shield ourselves somewhat from the street/traffic, the following measures are planned:
- about seven meters distance is planned between the house and the street (also due to the development plan)
- a carport will be placed in front of the house
- the house itself is to be slightly "dug in" on the plot (also to eliminate the slope)
- the majority of the terrace/garden lies behind the house and thus not facing the street
- towards the street the guest WC, the kitchen and two children's rooms will be arranged

Is there anyone among you whose building plot is similarly situated? What are your experiences? Do you have further tips?

Are the children's rooms on the upper floor? Which rooms should also be on the upper floor that might possibly be better planned towards the street? Bathroom, dressing room, guest room/office?

Yes, the children's rooms are on the upper floor. Also on the upper floor, a bathroom and the bedroom are planned (as well as a small storage room, which already faces the street).

Hello IV, nice that you found your way to register at the HBF. Then the question becomes better

Regarding your question: please define Durchfahrtsstraße. What speed limit is there? Is there an entrance or exit to a town nearby? Intersection? Traffic light? Will you hear the cars starting off or do they already accelerate before the upcoming main road? Is traffic jam an issue? Is it mainly commuter traffic or are the 600 spread throughout the whole day? Basically, I don't find 600 per day too bad - of course, it is not a residential street - but it feels like it could be worse. Can you get from the property onto the street within a minute? Are there sidewalks?

It is the main street of the small town. The property is located right in the middle of the town, meaning the entrance or exit of the town is far away. There are no traffic lights and no traffic jams at this location. The speed limit is 50 km/h – before and after this point, the road also has 30 km/h limits. At the property’s location, the traffic layout does not really allow speeds above 50 km/h (due to a curve that is not far away). The majority of vehicles probably pass this road for work reasons in the mornings and evenings – at night there is no traffic. However, it is certainly the case that on Sundays around 600 (or possibly a little more) vehicles pass, as the road/route is also of tourist interest (then there are also some cyclists out). The road has a sidewalk on the side of the property – on the other side it does not.

Basically, in our region – due to the proximity to the federal highway, the motorway, the express railway line and the airport – there is a certain noise level. However, this noise does not play a role for this property. Therefore, there are definitely much worse locations to invest in – but of course one tends to strive for the perfect.

None of this sounds frightening now. I once compared it with the through road from which our residential area branches off. However, I cannot assess the 600 - I simply took the traffic light phases from our place and calculated the cars that wait there. In our case, our village is connected to another one, and on one side we even have the motorway entrance, so there is heavy traffic. After 6 p.m. and on weekends, there is little going on there. But I don't live right next to it. It is simply like this: if there is nothing else, one has to make concessions - but for me, something else is worse than what you describe.
