I'll leave this here again, to answer the OP's question please answer the following: "How old? How long until retirement? What loan amount is it about, how high is the remaining debt after 20 years and how high should the building savings contract be? And the most important? How long does the 1.25% fixed interest rate apply? 5 years? "

So, the remaining debt after 20 years is approx. 205,000. "This remaining debt is guaranteed to be interest-bearing through the underlying home savings account at an interest rate of 1.25% p.a. for the entire remaining term - legally regulated (Home Savings Banks Act)." - quote the financier. Unfortunately, I have no information on how high the home savings contract is...

P.S. The fixed interest rate of 1.25% is supposed to last for 10 years

What I am reading right now and want to follow up on:

€420,000 for land and house and additional construction costs and incidental purchase costs? Are you bringing six-figure equity, or are you building small (under 125 sqm)? And where are you building? Are the land prices perhaps very low? The amount seems low to me. Even though this is not the topic here, I want to point this out once.

I would also steer clear of such constructs, especially if you cannot understand them. The Postbank "advisor" also wanted to push them on us, but in a one-hour conversation, he couldn't manage to convincingly explain the advantages compared to a traditional financing. In my view, with financial products, it's almost always better this way so that you can fully understand all costs and fees. You can precisely track a classic annuity loan down to the cent in Excel and directly compare different offers.
