Since I have not yet found a thread on this topic, I would like to start this thread to collect literature recommendations on the topic of house construction, purchase/sale of used properties as well as on the topic of real estate as an investment.
I am having particular difficulty finding good books on the topic of real estate as an investment. I would especially appreciate recommendations here. Due to the current hype around real estate, many books are being published in this area with poor content but titles like "Become a Real Estate Millionaire in 6 Months."
I will start briefly here:

Topics: total construction costs, how much house can I afford, preparation for financing discussions, loan agreement, etc., many checklists

Basic considerations, financing, special cases, 20 most expensive mistakes
Only somewhat recommended
Gerd Kommer is not very positive about real estate. The whole book has a slightly negative tone and Kommer also makes the reader feel that he considers a securities portfolio to be better. This book mainly serves as a kind of critical voice that also clearly points out some risks. For me, still the weakest Kommer book.

Model calculation on the topic of buying vs. renting
Recommended
In Kommer's calculation, renting wins by a large margin because he himself is rather skeptical about buying. Therefore, he chooses, for example, the historical average interest rate, which is significantly above the current interest rate level, and very high maintenance costs. For readers who are explicitly interested in this model calculation, a good basis.
