Length of the garage underground?

Hello,
we are quite close to purchasing the property, the architect meeting is next week.

In advance, we have some "ideas" where I might briefly ask for your opinion (or experience):

Our property has a 5m wide driveway, but it goes directly up a slope about 2m high.

The entrance to the garage should be at ground level, consequently the garage (to the right of the basement) will be embedded in the ground on two sides (back and right) up to the top edge of the garage.
What costs should one expect for such a garage?
It has to be sealed against ground moisture and structurally more stable than a free-standing garage.
Necessary earth excavation for the garage should be done along with the basement excavation, cost-wise it should be "only" about 3000 euros (?).

And another thing, if we also wanted to park our motorhome in the garage (saving the need to build an additional parking space/carport beside the house),
what would a 12m long and 2.7m high (entrance height) garage roughly cost? Two sides would also have to be secured against moisture and earth pressure.
Or is this "idea" completely unrealistic?

"at ground level" relative to street level, I assume. Are you imagining a "three-quarter buried" garage? What would be above the garage or on the "garage roof"? What it costs is a question of the region, local conditions, and execution. I would set aside about €35,000 and see what can be done with that. I first think of construction with a basement - that makes everything into one unit. Ask about that. It is also conceivable to build two concrete foundation walls to support the earth and then roof a parking space between the basement exterior wall and the built foundation wall. That would be a kind of sunken carport - which can also have a gate and is completely sufficient for vehicles. But whether that is significantly cheaper is questionable. Space for the motorhome I find good; for example, we built our carport accordingly high. Think about an outlet for maintaining the onboard battery; if you have a roof over the solar panels on the motorhome, there will be no power from there anymore... :oops:. Only what contradicts the laws of nature is unrealistic. Sometimes limits are set by budget or laws - I cannot judge from here. Unreasonable? Possibly, but is "reason" really an applied decision criterion when building a private new house? Uneconomical? Probably every garage is uneconomical. Vehicle protection and thus avoided depreciation probably only recovers construction costs in very few cases.

More than a separate parking space. I think the setback rules are violated by the 12 meters.

That could be the case if the garage is placed at the edge of the property – and would probably also argue against the basement integration. I sometimes forget how small plots of land have become nowadays. What is the distance to the neighboring property?

I assume a boundary distance of 3 meters for a basement. Whether a garage or a residential basement is built there does not matter. For garages at the property boundary, compliance with the maximum heights (on average) and the lengths applies. It also does not matter if something is buried because of a slope. But the finish is done by the architect. Personally, the price factor that has already arisen would deter me.

Building a driveway also costs money. Developing a slope from below is often somewhat more complex than from above.
