Legal advice damage settlement water damage recommendation?

Hello everyone,

I would like to inquire about a recommendation for legal counsel in the Rhein-Main area (Mainz/Wiesbaden would be perfect) for an upcoming damage settlement. A water pipe burst outside the building caused a full-scale water ingress throughout the entire garden floor (basement level) inside the building. A recommendation for a damage assessor with experience in the field of building drying would also be greatly appreciated.

I would be very grateful for any tips. Thank you very much.

Have you already spoken to your building insurance? Normally, something like that sorts itself out...

Exactly, you report the damage to your insurance and they will find the people from whom they might still recover something to avoid bearing the loss. They are quite good at this, or rather, they know very good experts for it...

I think it is about legal advice even BEFORE reporting the damage. It is also highly recommended in tricky cases when it comes to the correct formulation of the damage to the insurance.

To me, the original post of the OP sounds as if the water damage did not occur on their property. In other words, their own insurance is the wrong contact. And I wouldn’t settle through them either, after that they would have an entry in the damage statistics and next year their premium would miraculously increase significantly.

For an expert/specialist drying company I would simply start a Google search and look at the number and quality of the reviews (which are not immediately recognizable as fake).

Did the damage just happen and are you still standing in water or is it now about the settlement because the perpetrator (whoever) is now causing trouble?

Thank you for the feedback. The damage has just occurred. The burst pipe of the drinking water supply to the house happened outside the house during the night, presumably under the street. So far, no excavation has been done. The city has already reported the damage to their insurance, and in the meantime, the assessor from their insurance was on site.

According to their information, the entire floor of the level (approx. 140m²) must be removed (screed, underfloor heating, etc.), plaster at least on the lower part depending on moisture. So back to the shell construction. The house was already inhabited. Currently, 8 construction dryers are running, but they cannot save the floor. In the utility room, the water was at its highest, about 15 cm. The brine heat pump is still running, but I have to check if it was affected. Besides water, a considerable amount of sand also entered the house. The floor is very sandy.

Interestingly, there was already a water pipe burst in the main drinking water line under the street three weeks ago, which was repaired. At that time, fortunately, the sand slurry drained off via the street sewer without reaching the property. The whole thing is quite a coincidence, happening in such a short time one after the other.
