Large garage single-family house - prefabricated or brick-built?

we are currently in the process of choosing a general contractor and are still very unsure specifically about the garage:

We looked at a currently delivered large garage at an acquaintance's house in the new development area and we were actually shocked..

It is the Kemmler large garage Type IX - both visually and qualitatively it reminds me more of a barracks

Price-wise we are at 25,000€ complete with our construction company. Now the question arises for us what alternatives there are.

Does anyone have experience with a masonry garage and how high are the costs for this approximately? I always read about around 60% more expensive, but I almost suspect that it is not that exorbitantly more expensive anymore since the prices of prefabricated garages have increased significantly.

In principle, I am just not willing to shell out 25k for such a bunker... Does anyone have alternatives?

What kind of garages do you have? 80% of current home builders all have a prefabricated garage - of course, that is probably because it is simply significantly cheaper than a masonry garage...

What experiences have you had? How is the durability of such precast concrete garages? Can I pretty much expect refurbishment measures after 15-20 years? I think that a masonry garage will last me 40 years and more.

I know both now. Precast garage still like new after 15 years (gem). Brick garage now 50 years old and a structural "ruin" with the second roof structure by now, moisture in the ceiling, cracks in the walls...

Our white plastered concrete prefabricated garage (2.85x7m) with Hörmann sectional door and electrical wiring (flush-mounted) cost 8000€.
2 pcs. side by side (with wall openings!) then cost about 17,000€ including delivery and "assembly".
Strip foundations (then 2x5.7m) will be an additional cost...

We have already been offered the Beton Kemmler large-space garage from various general contractors - always priced including foundation, door, window for 25,000€.

We also have offers from the company Ott, Zapf and Steidle. All are priced within this range...

Well, comparing a 15-year-old prefabricated garage with a 50-year-old masonry garage is certainly difficult.

But yes, it is definitely a starting point and good to know.

I have a prefabricated garage here that is nearly 50 years old. As far as I can tell, it is free of defects. The roof is watertight, everything is dry. Please just call these things double garages, a large garage is owned by .
