Hello dear people, I am brand new to the forum and hope to get some answers to my question here. First of all, my husband and I had reserved a plot of land and it was simply sold by the owner last week, so after half a year of work we have to start over from scratch. Now another plot has come up, also with a very nice green location, but it is significantly above our planned budget in terms of size and cost and it is already stated in the ad that it has a sharing option. Now my question is, is that sensible? And how do I most easily find someone who would share the plot with us?

I believe you have a misunderstanding about dividing a property. Theoretically, this results in 2 parcels of land.

That means the property owner orders the division, then a new survey is done and registered with the appropriate office.

After that, a parcel can be purchased individually.

Of course, it is questionable who covers the costs of the division.

Possibly contact the seller to find out if similar inquiries already exist or if only a "half" can be purchased in advance.

Hello ,

as already described by , your building plot will be separated from the existing original parcel by means of a new property boundary. You can then purchase this new plot, while the rest remains with the previous owner. This is always possible, meaning it is not necessary to look for additional interested parties.

Who bears the cost for the surveying is freely negotiable and is usually fixed in the purchase contract.

If it is a larger plot to be divided into several parcels, it is cost-effective to carry out the entire division, but this requires the goodwill of the owner – he must initially bear the proportional surveying costs for the parcels not sold and only recovers these costs when he actually sells the plots.
