Land purchase, purchase from heir community, house renovation, demolition

Hello

I have been quietly reading here for a while and already thank you for helpful answers.

I have been offered an interesting piece of land.

1600 sqm, of which 800 sqm is building land, with an existing property from 1984 on the land which is in need of renovation.

This land is being sold by a private party, more precisely by a community of heirs, and from what I have gathered, it must or should be done very quickly.

What do I need to consider from a legal perspective and otherwise before I say yes... I plan to revive the house or if that is not possible, demolish it and build new.

That would be new to me, that quick decisions happen in a community of heirs. By now, I stay away from such "offers" :rolleyes:


Talk to a notary of your choice – in Germany, legal advice may only be given by the consulting professions.


Before the actual purchase, have the existing property inspected by an expert you trust, so that you even know "what" you are buying at which costs (renovation). If the result is economically unattractive, it would be helpful if you know for sure under which conditions you are allowed to build new on the property. So, at the same time as commissioning the expert, approach the building planning office and inquire about the framework conditions for a possible new construction.

Thanks first of all, yes, I already had the expert in mind. Now whether it will go quickly we will see, sounded confident but that remains to be seen. I was asking about what I need to consider when buying... the thing with the notary was almost clear to me, so I will go look for one.
