Land development / Is access via neighboring property conceivable?

Hello

we have found a building plot that would suit us in terms of location and size. The plot is currently undeveloped and is connected to Street 1 by a narrow footpath. On the other side, an access from Street 2 as well as an alley through the neighboring property would theoretically be possible (below is a sketch of the situation).

My question: is development as well as access through the neighboring property at all conceivable? Is there an obligation for the neighbor to allow access? What should be particularly considered here?

First, check if development is possible just because someone says so means nothing You can get information about it at the town hall. The costs as well and please do not underestimate them they can quickly be 20,000-30,000€. But here I don't see a street how is that supposed to work? And the neighbor is not obliged to do anything. He can grant you a right of way but I would charge a high price for that..

I rather think you have found a patch of meadow which you mistakenly call a building plot. Why should he? Should he be expropriated? And if he were willing to give you access for money, it would be pretty tight with his little house... it looks like about 3-4 meters – so you would drive right past the kitchen window, or how should one imagine your idea?

The alley belongs to the city and thus the neighboring property is connected to the alley. Correct, the property at the end is not directly connected to the alley.

It's a pity that you chose a map excerpt unsuitable for the text. How far is it to the street? Who owns the sidewalk? Are there already utilities (sewer, water, electricity) there?

Yes.

No, unless there are easements and/or building encumbrances.

With so little generosity in visual information, I'm surprised you managed to lure the specialist out from behind the stove at all. I would have let you wait until you turned black.
