Land available. Is it okay to build a house with the financial means?

Hello,

my partner and I are currently considering whether we should build a house, but we are uncertain about the financing.

We are not married, the plot of land belongs to my parents,
with about 1000 sqm.
Since it is my parents' plot, I want to pay as much as possible for the construction out of my own pocket (the loan only in my name), my partner would then only participate in the interior design.

What else needs to be considered:
Development costs: 17,000€
Sewer and water connection: 7,000€
Currently, I have a net income of about 1,400€ per month
(My partner 2,000€)
we, or rather I, have equity of 75,000€
No notable additional costs (living in parents' house)

The house should include:
- Prefabricated house
- approx. 140 sqm
- 2 stories
- Basement with garage access
- Underfloor heating
- Solar or geothermal heating
- For the interior finishing, we can really do a lot ourselves (almost everything)

With this information, what financing amount can one roughly expect?
However, please also take into account the incidental construction costs, interior finishing, kitchen, bathroom, etc.......

Please provide a rough estimate, thank you in advance

with 1400 net you can forget about it right away. You definitely need around 250-300,000, if not more.
Too bad your net income isn’t 2000, then it would look different :) Although that alone isn’t much either :)

Now it obviously depends a bit on the value of the plot... if the plot is worth 500 €/sqm :) Then the bank is surely interested in giving you a loan.
But if I have a plot here, as I think, under 100 €/sqm, then it looks bleak.

Ohh I only see it now... Austria. I don't know much about it. I just know that there are dirt cheap properties in the countryside. My in-laws swapped their 3-room apartment near Stuttgart for retirement for a 3-year-old house on a 1000sqm plot with a double garage, geothermal heating, and 200 sqm living space. The value was about €250,000 back then. That of the apartment was a bit higher :) It's just a house in the middle of nowhere. Without a car, you can't even get a bread roll for breakfast.
