Land and house construction - Is this loan possible?

I am 32, female, 1 daughter, unmarried, and want to buy a house.

Costs €140,000

As equity I have
Cash €10,000
Land value €80,000 (in a pinch I would sell it, but I would prefer to keep it.)
So I would need a loan of €130,000

My questions:
1. Is my cash amount too little?
2. What monthly rate should I expect?

Equity is actually a bit low. The property is the question - I don't quite understand that. Do they want to build on the property? If not, they would have a great equity ratio with the sale. The installment will roughly amount to at least 1,300 euros per month.

140TEUR - do you already include the ancillary costs? That would then be 155TEUR. There might also be expenses for modernization, furniture, floors, etc.

In general, you are in a very good position with the 80TEUR from the property. Your net salary is, of course, also interesting.
