Kitchen purchase. Is a studio's offer realistic?

Hello everyone,

We are planning to build a house and are currently looking into whether the size of the kitchen is sufficient. In this process, we came across an offer from a reputable kitchen studio: they offer us a fixed price to choose a kitchen from Schüller, Alno, or Hecker (completely our choice with all fronts, etc.). The kitchen studio is contractually guaranteed to take photos of the kitchen for one day. That works fine as well. We are mainly concerned with the price, whether it is actually a good deal or not. Our kitchen is 3.56m long and 2.80m wide. On the 3.56m side is the sink, cabinets underneath, and on the right two tall 60cm cabinets with oven and fridge. No upper cabinets, since there is a wide window in front of the sink.

On the other side of the kitchen, he offers us an island with a length of 2.5m and a depth of 95cm. Also no upper cabinets. On the kitchen side, we have all cabinets with a depth of 60cm, on the other side with 35cm cabinets (towards the dining room). So the kitchen would be open. Part of the offer is that we can choose whatever cabinets we want (wide, narrow, pull-outs, pharmacy cabinets, etc.). There are no restrictions here. We can take as many expensive pull-out cabinets as we want. Everything included.

Without appliances and plumbing, he offers us these cabinets for €9,500 with a 30% discount on the official price. We chose the fronts in price category 1. We can get the appliances from him or source them ourselves, and they will then be installed. Installation is also included. The kitchens from the manufacturers are always the top segment (large pull-outs with a minimum load capacity of 80kg, metal drawers, detachable drawer fronts for easier cleaning, etc.). Electrical cabinet openers etc. are naturally not included.

He also has various appliance packages on offer at trade fair prices. But that is secondary to me.

Now the questions for you:
- Is this a good offer for such a kitchen from these manufacturers?
- Would you purchase the kitchen (cabinets only, for now)?
- Is this a good price or can such a price basically be achieved anywhere through negotiation?

The kitchen builder told us that the manufacturer pays the difference since they don’t need to rent a hall, set up the kitchen, photograph it, and dismantle it again due to the photographing of the kitchen. The contract also specifies only one day of photographing. No one comes by to look at the kitchen, no names or addresses are given. The photos will be used for a catalog.

And for the first reading .. because this contract offer reminds me of meter price kitchens. And, price category 1 and the top performance segment of the respective manufacturer already contradict each other.

Hi, thanks for the tip. Price category 1 refers to the surfaces of the cabinets. We can decide whatever we want. We can also take price category 10. It's up to us.

The photo trick is currently the latest craze... because it also suggests that you have something particularly special. We had to listen to this at the fair in Stuttgart and at the large well-known sampling house in Nürtingen as well. Usually, the prices mentioned in the first few appointments were utter nonsense.

There was also negotiation about a prompt down payment, which would have to be made for tax reasons (just unfortunate when the other party deals with taxes daily and immediately questions it).

In our case, the kitchen was initially not available at any dealer with more than a 15% discount off the manufacturer's MSRP. Eventually, after much back and forth, we landed at 31%.

We have generally experienced that in the smaller, renowned kitchen stores the MSRP was discounted. Absolute astronomical prices above MSRP as a basis for calculation were only found in the furniture stores.

Thank you for your reply. We were told that a deposit of €2000 would be due in December if we decide to go ahead, and of course, timely. The consultant took the manufacturer's MSRP as far as I could see and deducted 30% there. So do you think that the price for an Alno kitchen (etc.) is also negotiable elsewhere in this way?

As a layperson, I want to get a feel for whether the offer is fair/actually offers advantages or not.

I refer to . You don't buy percentages. You can only really compare final prices, and even then only if you get prices for largely identical plans.
