Kfw55 Guaranteed - what is your opinion on that?

Hello everyone,

following situation (what do you think about it):

We are planning to build a house.

The house would cost us €167,500 (KfW 55 guaranteed) including the following things:
Floor slab (without earthworks)
Underfloor heating
Solar
Water complete
Heating (gas) complete
Ventilation with heat recovery
Electricity complete finished
Plastered (double-layer color plaster)
Plewa Unitherm chimney
Screed
Walls completely closed (except the sloping roof areas where we only have to put the drywall on)
Doors/windows (triple-glazed)
Kitchen voucher for €5,000 which we can use in the kitchen studio and plan our kitchen FREELY, so nothing off the shelf
Roof overhang above the entrance
Bay window facing the garden
2nd entrance door
Floor-level shower

so everything is finished except for painting work and floor coverings

Building plot costs us €57,000 (fully developed)

Now I am calculating with a €260,000 bank loan (KFW etc.)
+ about €11,000 secretly saved reserve

We have an offer from the bank for 15 years at €1,200 including a building savings contract that is saved over the 15 years where the rest is covered, so after the fixed interest period we are already prepared.

Equity in the form of the building plot of about €25,000 we bring in since the building plot would normally cost about €81,000 + my own work.

I am very skilled in crafts because I have learned a craft profession

We both work together and have around €2,400 combined, we have no children!!!

What do you think about it???

KW55 would be according to the old Energy Saving Ordinance standard, so not 2009. How many sqm? What kind of wall construction (u-value)?

what is it called then 2009, that is the former KfW 40?
According to DIN 277, it is 150m²
U-value is 0.146

Okay, that would be about €1,150 per sqm according to Kfw55 (plus excavation and gas heating also do not quite fit) according to the Energy Saving Ordinance 2007 until 12/30/2009 as a transitional solution. There is currently no KfW Energy Saving Ordinance 2009, so beware. Best regards

Hello Holzwurm30, if I now exclude the foundation slab, solar, chimney, kitchen voucher, and ventilation system, about €135,000 would remain for 150m2. That would indeed be very cheap; better have the construction description checked by a professional to see if there are any additional charges lurking. Otherwise, if no traps appear, it would fit: Land + additional costs about €60,000, house with material for tiles and walls about €180,000, and additional costs with earthworks about €30,000, so a total of 270k. But keep in mind, no outdoor facilities, garages, and special requests are included yet. I wouldn’t believe the kitchen for €5,000 either; calculate with twice that amount.
