Hello everyone,

if I may briefly introduce myself;
My name is Tino ... I am 26 years old, married, have a little son who is 7.5 months old, and have 2 dogs.
We currently come from Lünen and are planning a new build in Selm, near Dortmund.

The dream of having 4 walls of our own came very early and was practically laid in my cradle. Now that the human "nest building" is kicking in for us, the topic of building a house/home is very urgent.
Since we are basically a "handyman family" it would be a shame not to build ourselves, without sounding boastful. :D don’t get me wrong. ^^
I am a trained information electronics technician (electricity, data technology, etc. so no problem), my wife is a painter and varnisher, my dad is a bricklayer and tiler, and my father-in-law is also a bricklayer. Dry construction is not a problem either, however the only drawback would be the sanitary technology, but I have one or two acquaintances who can assist me there.
But anyway ... :)

We have already had several viewing appointments, consultation talks with a small financing concept, and a financing talk with the LBS.
Some offers have already reached us and gradually we are initiating the next round with the determination of the house type etc. Unfortunately, the city is not as fast with the plots as we would like to experience. But that’s another topic ...

During the consultation talks, a small but not 100% financing concept was discussed, which is feasible and doable so far. Apart from L*S, KfW and state subsidies were taken into account in the talks. Now the question arises for me, where I either forgot the answer or did not understand it properly, what it looks like if I use the subsidies and then, for example, get a raise half a year later or my wife maybe takes up a minor job again after the remaining ~1 year parental leave.
Do I have to report this to the funding agencies immediately or at the end of the year? Or do they not care at first until the income check takes place after 10 years?
If I have to report it, what "consequences" do I have to expect?
Will the financing or the loan be recalculated?

Hello,

well, you are actually asking for contract details here.
The banks will certainly have different risk management as well.

With a high proportion of own work, subsidies may also be very limited because there are no invoices for many things.

Although I don’t find these new "Bauherren-Architekten" concepts bad at all. I will also carry out such a project again this year with a "craftsman family."

If I were you, I would estimate the construction time very generously,
because there are often "slumps" here.

Hello Rocco,

I am not familiar with the funding guidelines of the state of NRW, but in Schleswig-Holstein, when applying for state funds, it is asked whether salary changes are expected within the next 12 months.

Here, the interest rate for the funding is determined based on the income situation, and a higher income would mean a higher interest rate.

To avoid unpleasant surprises later, I would discuss this with the [WKA] on site in advance and possibly have it confirmed in writing.

I had a similar case, and we clarified in advance whether the pending income increase would negatively affect the funding. In our case, this was denied, and my clients were able to start the construction and financing with peace of mind.

okay, then it probably runs differently for everyone. :)

The gentleman from L*S denied that.

But thank you for your answers. I will address that in the financing and also put it in writing.
