KfW for (partial) commercial construction?

Hello everyone,

since on the one hand we have not found an affordable building plot in Hamburg, and on the other hand also appreciate the corresponding tranquility of the surrounding area, we are considering a combined commercial and residential new building in a newly emerging industrial area in the outskirts.

We were just offered a plot there on correspondingly good terms - but now we are doubting whether it still 'pays off': The KfW requirements always refer to residential buildings, and in the commercial area the commercial purpose logically takes precedence (which we would certainly meet with office and storage space, the apartment would then be a 'manager's apartment').

Do you have any idea where I can find guidelines for the corresponding 'requirements' (if they even exist)? Otherwise, in the end it might be cheaper to build 'only' the residential building (and the company separately, correspondingly smaller)? Or are there subsidies for commercial buildings that exceed those for residential buildings?

Another point would be the necessity of an elevator (accessibility), both for the office and residential areas - I am aware of the subsidies from the WK (for Hamburg), but where can one find something similar for Schleswig-Holstein?
