Hello dear construction financing experts,

we want to build and are currently a bit clueless. I hope someone can help us.

It concerns partial financing through KFW 153 as well as KfW 124. We have now received various information from financing brokers and banks.

It is about, on the one hand, the start of repayment and, on the other hand, the adjustment of the repayment-free years.

The case is as follows:

A property with an expected completion date in approximately 12 to 18 months is to be purchased.

Partial payments will be necessary during this time. KfW grants about 1 year of interest-free availability.

1st question:

A repayment-free start-up year is to be granted (must be used accordingly; otherwise, the contract will not be granted by KfW).

When does the repayment start exactly? If,

a) partial amounts are drawn/used at different times?

b) the amount is fully drawn/used after the interest-free availability?

It is important that we finally want to have certainty. That means, if someone knows the answer, we ask for the naming of the respective source.

2nd question:

The repayment-free start-up year is initially to be applied for 1 year. Can this be changed later during the repayment phase and used in the meantime regarding the maximum number of repayment-free years? A maximum of three to five repayment-free years can be applied for. Can only one be applied for now and then another repayment-free year be granted later?

Here, too, it is important for us to finally gain certainty. That means, if someone knows the answer, we ask for the naming of the respective source.

I also had 10 years of KFW but I wouldn't do it anymore. In the end, it is also more expensive. Interest-only months and then repayment being collected every 3 months was not very advantageous. I would take a regular loan but not with a bank with advisors who talk a lot and want to sell. I just financed at 0.68%. I won't go to a bank again that quickly.

The three-month period hasn’t been used for a long time. They have now shifted to a monthly schedule.

Regarding the question: Your bank advisor can answer that best, but generally IMHO the date of full disbursement is considered the start of the repayment-free grace year. It doesn’t matter whether everything is drawn at once or in several smaller installments.

I can’t answer question 2 (see above), but I believe a later change is not possible. However, in my opinion, if you already need three or even five repayment-free grace years, something in the financial planning is not quite right.
