KFW 153 - KFW40 Plus maximum term 21 years?

I just tried out a few variants in the KFW 153 repayment calculator. I noticed that you cannot get the annuity below €383.79 per residential unit with full funding.

Mathematically, this results in a maximum term of 21.14 years. That means the funding is only available in the form of a shortened term, but not in the form of a reduced rate?!

With two residential units, that's quite a high burden of €767.58.

Adding repayment-free years only increases the annuity in the following years.

Does anyone have experience with reducing the annuity or stretching it to a full 30 years?
