Is there currently a building application / construction management without an executing company?

Hello, I have developed a design for a house with an architect and would now like to commission her to apply for the building permit. However, since it is not yet completely certain that construction is allowed (property outside the development plan/building envelope - preliminary discussions were positive), I have not commissioned everything yet. Most likely, the whole thing will then be handed over to a company that will provide me with the shell construction, roof, and windows. (shell house) Now, a point came to me this evening: a site manager must be registered in the building application, right? Whom do I enter there without a construction company that I do not have on hand yet? Can the site manager be appointed at any time (afterwards)? Thank you & regards

I think I have figured out the answer myself: BauLeitung probably has to be specified only at the Baubeginnanzeige. Phew, then of course I have someone! Is there an overview of these processes for laypeople somewhere?

Hello , if you don’t have a contractor yet, how do you specify construction technical parameters in the building application that might be determined by the respective trade? For example, the wall structure, insulation thickness, etc. Because each shell builder/roofer might have their own preferences or standard procedures that might not fit the building application. And was it checked in advance (by an energy consultant) whether the requirements for the Energy Saving Ordinance / KfW are met? We want to build similarly and I am currently facing these questions...

You have an architect who plans the house and specifies the construction method. It is not the craftsman who decides how the house is built, but the client who commissions the craftsmen to build the house according to his specifications.
