Is the construction performance description complete?

Hello, we have received a construction service description from the developer (see attachment), but we are not sure if all costs are included, are there any hidden costs that need to be considered in addition to the fixed price, etc.? If you notice any points that are unclearly defined, please raise them, they must be discussed at the next appointment.

Furthermore, I wonder whether the Außenwand with 17.5 cm porous hollow bricks is sufficient, isn't the thermal insulation too little? According to research, the bricks should have a U-value of 1.43, while others with a wall thickness of 36.5 cm correspond to a U-value of 0.30. Here it might be worth asking whether such bricks could be used in construction.

Descriptions of construction services are never definitively "complete" because the level of detail included can be adjusted significantly. Theoretically, one could specify the brand of nails for the baseboards, but: who wants that?

Not specifying who is responsible for construction electricity / construction water, etc., means in case of doubt: the client. "Ready for wallpapering" means nothing more than: you have to do the wallpapering yourself. The shrewdest bidder thus offers the apparently lowest price.

17.5 cm porous bricks are used precisely because of the thermal insulation (to allow wall thickness for usually 16 cm insulation boards).
