Is the construction company disorganized if no one is reachable?

Hello,
I hope I chose the right subforum.

Background:
Since December 2012 we have found a construction company.
We told them that we only want to start building at the end of September,
because my partner has an important course until 09/20/2013.

Now the following:
Since we still have no date for the start of construction, we called our site manager on Monday.
He explained to us that currently he can’t get the ceiling (?!) in place, delivery time 6 weeks. He said that one shouldn’t start with the foundation for that long either. He can’t promise anything, but will try to start building within 2 weeks.

Also, our consultant from the construction company (contract etc.) is currently difficult to reach.
Maybe it’s because of the rush the construction company currently has. Because of a new development area where many builders have built with the company (and report only good things), the construction company has become quite well known.

Am I justified to worry or am I being too hysterical?

If the company has a good reputation in your neighborhood, you should remain calm. If the ceiling had already been ordered and construction had not yet started, I would be more worried.

To be honest, I don’t understand the question. You agreed to start construction only at the end of September!

It would be more annoying if you had only found out on 09/30/2013 that your builder is having problems with the filigree ceiling. Whether yes or no, you won’t find out now since you’ve already had a phone call with your site manager. The question to clarify is when the filigree ceiling and the concrete were ordered, so you can estimate when they will be installed.

And finally – if construction actually starts in 14 days, it is still a week earlier than you contractually agreed.

I think everything is still on track, depending on what you have contractually agreed upon. Is a completion date agreed? Only if they do not meet this, and you then have to pay [Bereitstellungszinsen] etc., will it become annoying. If nothing is agreed, you have to take it as it comes. Would not be the first company to accept too many orders and then not manage to keep up. Just one or two people have to be absent or take vacation. Then the plan no longer works. Nice when you can then blame delivery difficulties.

It is now the beginning of September... wait and keep asking from time to time, apply gentle pressure so that your construction is not forgotten.
