Is the "closed shell construction" offer fair?

Hello,

we have an offer for a house, a solid house, KfW40 including groundworks, shell construction, scaffolding, complete roof, windows & doors. It is being built near Mainz.

It is a 1.5-story house with a gable roof and a dormer, the house has approximately 142 sqm net living space. It is just under 690 cubic meters.

The price according to the offer including VAT is just under 220,000 EUR. Planning, building application, structural analysis etc. are extra with almost 20,000 EUR.

Do you find the offer fair? In your opinion, does it make sense to request an offer for timber frame construction?

Basically yes, for an EH40 the timber frame panel builders usually have the edge. Possibly even a proper expansion house provider.
Not all providers have "closed shell" in their program. Why should it be this stage of expansion?

Thanks first of all for the assessment. This is the maximum the company offers. For additional trades, we can "book" the owner as construction management, which of course costs more. The company itself convinces us & we also know some who were very satisfied with the execution. However, we also have an appointment with Bien-Zenker, because a turnkey house is simply more "convenient".

That’s not bad at all. But actually, you would prefer turnkey, right? Pätzold in Nieder-Olm left a very good impression on me. The “prefab house companies” each have their own clientele, with different types of customers fitting different companies. For “shell construction completed,” I would think of Bien-Zenker quite last; they are more suited for (privately insured) turnkey customers.

Turnkey or technically finished would actually be preferable for us, but only if the price is right. Thanks for the tip about the company [Pätzold], we will take a look at it. It is really incredibly difficult to make a decision in the jungle of offers…
