Is it better to conclude a building savings contract now?

I am indeed teachable after having my head washed here a bit : )

So now we will save for another one or two years and then look for an existing property.

Well, is it sensible to then take out a Bausparvertrag? I was thinking of 50,000 EUR. Fill it as quickly as possible, so our roughly 1,000 EUR that we save monthly, that way we would have 2.26% secured. My husband prefers a Tagesgeldkonto, currently with 1.0% interest. I’m not quite sure and hope for some good tips again.

I personally have had only bad experiences with home savings contracts with myself and relatives, i.e., in the end (e.g. due to fees etc.) always paid more than without. The difficulties can be: lower savings interest, later lower loan interest without a home savings contract (then you don’t use the home savings contract and have lost all fees and had a lower savings interest the whole time), the allocation maturity is only reached several years later (bridge financing), the signing (and other fees) must also be saved, there is a relatively high repayment obligation (i.e. high monthly burden compared to the loan amount) - this may reduce the amount of loan you can afford. So overall, it is a paid bet on (significantly) rising interest rates.

Put the money away carefully, it doesn’t matter at all whether it’s in a pillow, safe, savings book, or [Tagesgeld]. The interest rate difference is probably terribly irrelevant or barely noticeable.

A pillow is out of the question – I’m a total scaredy-cat and afraid of fire, burglars ... (this list could go on very long...).

I really consider you very competent in this matter – so don’t you think that interest rates will "significantly" rise in the next 1.5 years to make this "bet" worthwhile?

I am now also transferring the difference to be paid, about 1,250 euros, plus net cold rent, monthly to another instant access savings account to simulate the burden over a longer period.

What can I say... I do not expect the situation to change in any way over the next 2,3 years. There are too many factors against it, not least the ECB.
