Is it advisable to buy land with a slope of 3 meters? - Experiences?

Hello everyone, we are currently about to decide on purchasing a building plot in a newly developing residential area that is still being developed. However, we are unsure about the location and the slope of the plot. The plot has a height difference of 3m over a depth of 24m (7°) from the street level to the end of the plot. We want to build without a basement. Can anyone share experience? The plot would therefore have to be excavated; is this very costly? According to my calculation, this would mean about 200m³ of earth. Thank you in advance

How steep is the slope in the building area?

You can build with a basement. I don't write cellar because a basement can be used as fully functional living space. There is the possibility for split-level and depending on the slope also a floor slab.

If you want to build a bungalow and about 2 meters of the 3 meters in the building area are lost, I would refrain.

Relevant for a possible basement and the habitability is also the direction in which the slope declines.

In my view, with the gradient, there is no getting around an individual architect's design if it is to be at least somewhat reasonable. It also works with staggered floors and the like. With a house width of 10m, we are talking about almost 1.50m difference. Our (future) neighbors have excavated the terrace on the south side and placed the house at the lower end of the property. From my perspective, quite modest, both in appearance and in use. At the end of the terrace, there is now a well over 2m high embankment rising up to the natural ground level.

The property has dimensions of 18.75 (width) and 27.50m in depth. In width, it is level but towards the back the terrain rises by about 3m from 0 to 25m. We definitely only want to build the ground floor and first floor. Is that possible then?

That was also our thought, to excavate the slab area plus terrace and then create a slope up to the original height. But we definitely did not want to build a basement or split-level story or anything like that, but "only" ground floor and upper floor. A classic single-family house

With the determination, it's quite simple what options there are. If you subtract the setback areas, then only this remains: house at the high end or at the low end of the property.

Where is south?

Then you can place the terrace into the "hill," down the slope, or across the gradient.

From my humble perspective, the idea of "your" house does not fit such a property. Maybe a magnificent view can make up for it.
