Is financing feasible for us?

We would be grateful for an assessment. I hope I can provide all the necessary information for an evaluation. My fiancée and I will be getting married in the new year. We are both 29 years old and currently without children. However, we do have a desire to have children within the next 2 years. We have long had the dream of owning our own little house. In our town, plots of land that meet our requirements will be offered around the middle of this year. The plots are allocated according to the [Einheimischenmodell]. We have good chances of getting one this way. So far, we have neither land nor a house. We currently pay 590€ rent excluding utilities. However, we save a total of about 700€ per month together in building savings contracts, etc. Our net income is currently 2200€ on my part, and my fiancée earns 1600€ full-time. Thus, our total net income is 3800€. The equity amounts to a total of 50,000€.

The plot of land costs about 90,000€, fully developed including taxes. We have recently gathered a lot of information about houses. Calculated with a large buffer and personal contribution, 200,000€ is budgeted. The house will be a [Kfw-Fertighaus] without a basement. There will be a double carport. No garage. Thus, with house + land + garage/garden/furnishing/taxes, and generously calculated, about 250,000€ would need to be financed.

We have the motivation to tackle this, as we lead a modest lifestyle and would also do without certain things. A financing period of max. 30 years would be our goal.

We would be grateful for assessments or examples.

I am by no means an expert in construction financing, but your numbers show a difference of 2500,- EUR, which apparently "disappears" every month, meaning it is not used for saving. In my humble opinion, with this income situation, that is *not* a modest lifestyle. Or is money also being saved in a savings account/[Tagesgeldkonto]?

Hello. Thank you for your hint. Net income 3800 - 700 rent including utilities - 300 daily money - 300 insurance - 400 gasoline - X phone, shopping, clothing, leisure, etc.. That's how it adds up. We could imagine 1300 as repayment per month.

But you forgot the additional construction costs in your calculation - there is a lot written about it here in the forum.

And generously calculated, that is probably not the case either. Maybe check construction prices here in the forum sometime.

How large (sqm) is the house supposed to be?

3,800 net on the income side already looks good. Don’t forget that when [Kind(er)] comes, part-time work & childcare costs will come into play. So you will probably end up with about 3,000 available net (rough estimate). The bank will always check the ACTUAL situation. 250-330 are quite feasible there. You should look to the future and consider the [Projekt Kind].
