Is building a house currently affordable or should one wait and save?

Hello,

first of all, I would like to say that we are currently at the very beginning of the planning. So far, we have only looked at land offers and have spontaneously visited two plots, but decided against them. We are basically just observing the market.

We live in the western commuter belt of Berlin and want to build here as well. Typical prices for building land are around 380€/sqm and we would actually like only 500-600 sqm. Unfortunately, at the moment only very large plots up to 1000 sqm are offered, which are correspondingly more expensive.

For the house, we have imagined a maximum of 130 sqm and 4.5-5 rooms. We do not need much space, but it would be nice to have a study or a desk corner somewhere. It should have no basement (which would probably flood here eventually anyway) and it does not need any luxurious equipment otherwise. We would like to build with the KfW loan, which would fit next year due to the conditions. Therefore, the house must comply with the KfW40 requirements.

At the moment, we are a bit overwhelmed by the planning and selection. Neither of us knows anything about construction and we cannot assess which house providers are qualitatively good and financially stable. Where does one start? How does one find the good local builders? How do you select a suitable plot, other than by subjective criteria like a nice view?

A semi-detached house would also be an option, then you would only have to convince someone from your environment or find another family.

We are grateful for any input.

500sqm plot at 380 euros = 190,000 plot
130sqm house at 3500 euros per sqm = 455,000
alone that is already 645,000 euros.

So you would have to finance 475,000.

I have left out your KfW standard and the resulting cheaper loan for now.
475,000 euros at 3.5 percent interest and 2 percent repayment are 2177 euros monthly burden for the house.

And nothing unforeseen may be added on top of that.
You have to decide whether a loan of this amount is feasible for you.

3,500 €/sqm for normal / simple standard is obviously a bit exaggerated, don’t you think? Anyone who signs something like that needs a legal guardian appointed.

The first step is to find a plot. The development plan then shows you what and if anything can be built at all. If you already know the location, a friendly ad in the local paper might help, your seller might not have an Immoscout listing if they are over 80. There are experiences in the Berlin suburban area in the forum, and there will certainly be a tip regarding house companies.

I would also only calculate with €3000/sqm, but then there are the additional construction costs plus outdoor facilities. Also, the incidental purchase costs of the land. In the cost breakdown, I am missing the savings rate for a new car (buffer savings) as well as the later incidental costs for the house – there is not only the repayment to the bank. You can actually save on the land by dividing it into semi-detached houses. Perhaps a young used property (semi-detached, terraced house) might also be an option for you?

Regarding the salaries, I would notice that your wife works more hours than you. That is wasted potential.
