Is a surcharge of 17,000 common for KfW55?

Hello everyone,

I wanted to ask around whether an additional charge of about 17k for KfW55 is justified?
The package includes the following:

House exterior walls Ytong 36.50 cm Lambda 08
Windows warm edge
Special insulation flat roof 180 mm WLG 028
KfW certificate DEKRA expert
Detailed thermal bridge certificate structural engineer
Attention: Building services are provided by the builder

A controlled residential ventilation system was already included in the base price.
Heating is district heating.

That seems quite a lot to me. With another general contractor, it was about half.
What have you paid or been offered?

It's also a question of how "far" away one was from Kfw55 before, right? That's why I hardly believe it can be generalized like that?! We were told about 10,000 EUR because not much more would have had to be done. But we then decided against it...

Yes, of course, but they have to comply with the energy-saving ordinance standard KfW70 anyway, so they are all basically equally far from KfW55. In this respect, you should be able to compare them roughly.

If you are not pursuing some goal with kfw 55, it is pointless. The subsidy brings nothing, the savings neither. With district heating, the possibility of installing a smaller heating system is also eliminated, so pointless... Better spend the money on better equipment or a photovoltaic system.

Of course, everyone must meet Kfw70, but if you already "overfulfill" by a margin, the difference to Kfw55 is smaller?! But I agree with Lumpi: better spend the money on other things!

KFW55 can be achieved in various ways. First of all, I would no longer aim to build a KFW house today. The interest rates are also no longer as good as they used to be and are expected to rise further soon... Upgrade sensibly tailored to your construction and your habits (photovoltaics, stronger roof insulation, better glass for large glass surfaces...) and not generally...

Whether the surcharge is justified, no one can tell you, as we do not know what it specifically includes. Generally, I would say that if you previously planned a shack with 900 sqm of living space, the price is justified in any case. But if you already had a "KFW56" little house with 30 sqm of living space in the calculation, it is definitely too expensive...

What did you include in the calculation for masonry, windows, etc., and what dimensions and changes are there? Spontaneously, I have read surcharges from KFW70 to 55 of up to 30,000€ here in the forum...
