The GC has good references and many years of experience. Do you think that nevertheless an independent building expert should be hired by us? We ourselves are absolute laymen in construction. Ask yourself whose interests the construction manager of the general contractor represents! Will he always inform you about defects and ensure that they are rectified in your interest, even if it costs the general contractor money to fix the defects?

When building a house, there should ALWAYS be someone looking after the property who represents YOUR interests. How often and how thoroughly is another matter.

You need to know whether you trust a site manager who oversees 40 houses at the same time with your 3xx,000 investment or whether you invest 3000 to 4000 euros in an independent civil engineer.

It's not even about him uncovering the major construction defects. It's enough that the craftsmen know that someone with expertise is overseeing it. Then they will make that one additional move that they might otherwise have skipped.
