Hello,
We (2 just under 40 years old + 3x child) are currently in the middle of house planning. I have already received great tips here as a silent reader, but now it’s getting serious:
The desired plot in a new development area in Münsterland is reserved, the financing also seems to work out, and now a single-family house must be built on the parcel.

Conversations with a general contractor, a solid house turnkey sales machine, and a planning office have taken place.
..unfortunately with a very clear gut feeling pro planner.

Now the questions come..
Planning, construction supervision, and tendering will be done by the planner. We would then award contracts to individual trades.
What main risks must we consider?

No price certainty and overall liability are the biggest risks there

Planner or architect?

May I ask where exactly you are building?

Hello, a planner, not an architect. I also see price certainty as the biggest uncertainty, but in the end, don't you also have it with a general contractor? I have to somehow pay for the price certainty too?

Price certainty can already be given with a general contractor, you just have to talk about many details before the contract. What you don't tell the company cannot be factored in.

There is a construction fair in Münster this weekend, where I will support my colleague on Saturday and Sunday. Just drop by, then I can explain over coffee how to achieve the highest possible price certainty, 100% is never possible. Further information upon request via private message.

No, not really. He – provided he is a reputable provider – will create an offer for you according to his BB; nowadays mostly fixed-price offers are made. If at the end of the day you have spent more money on the house, it can only be because you purchased more in the selection process than you had planned. Some self-discipline is part of building a house.

If, on the other hand, you decide to work with a planner or architect, he will first prepare a cost estimate for you. The catch is: it only becomes concrete the more tender documents have been returned. This also means that you only find out quite late what the construction project will actually cost you. However, with this type of house construction, you can still make changes to the equipment later in the construction process, which is not possible with every provider.

Regardless of whom you build with, you should always plan a reserve for the unexpected. It is not uncommon for surprises to lurk in the ground that result in really nasty numbers on paper ;)


You don’t seriously believe you don’t also pay for this certainty when awarding via a planner or architect, do you?
