Hello,

we are considering buying a terraced end house from Werner Wohnbau. Unfortunately, we do not get to see the details before signing the contract. Verbally, Werner Wohnbau told us, for example, that the planning includes a green sloped roof. However, there does not seem to be a planting plan for this, and the submitted notary documents only contain a general construction description that does not mention the green roof at all. In addition, the equipment is very modest (the planned study room only has one socket ), and the complete list of special equipment with prices is apparently only available after signing the contract. Therefore, my question is whether it is normal to buy a pig in a poke??? I am really unsure right now if all developers are this non-transparent. Thank you very much for your information!

Hello,

There is no need for a plan; the area of the roof is known and a company that knows what it is doing will plant it. It would be more important to know whether it is to be planted intensively or extensively.

I also have a question about the notary ops: Do we have to accept the notary commissioned by the builder or do we have free choice? I'm just surprised that the purchase contract is from a notary who really isn't nearby.

You "don't have to," but the seller "doesn't have to" sell to you either.

Since these are terraced houses, he probably doesn't feel like dealing with numerous contracts from different notaries, but wants to handle it routinely through (his) one.

I think you will pay the notary, so you can usually decide. Just ask.

There is no such thing as: whoever buys decides, or whoever sells determines the music. This is a widespread misconception! Buyers and sellers must agree on a notary. In reality, this means that the seller prevails, because the buyer wants something. Ultimately, however, it does not matter which notary confirms the personal details; that is all there is to it.
