Hello dear forum community,
we own a plot of land whose development plan is 20 years old. You can imagine that the guidelines and requirements are therefore very outdated.
We have therefore submitted an informal building inquiry, which was unanimously approved by the municipal council. The municipal council clearly stated that the development plan is very outdated and not state-of-the-art. Furthermore, right next to our plot there is a small "castle". There we have various roof shapes and the house also extends over two plots. Therefore, the municipal council also says why they should not approve this building inquiry when the neighboring house has many more deviations.
For our house, which we submitted, a staggered shed roof with about 25° roof pitch was planned. Kniestock 1.20 m / 1.80 m and dark roof tiles were intended.
It is clear that this house is really far from the development plan, but the question is also what else we can hope for if we fight for it and try to reach compromises with the district office.
Do you have any experience you can share with us in advance? What arguments could help us score points in a direct conversation with the case officer?
