Hello everyone!

We want to build next year and have no idea how to approach the topic.

A plot of land is available and we also have an idea of how the house should be, but that's about it.

Since we are not craftsmen, we have to have the house built. For painting, tiling, etc., we want to help out ourselves or know people who can do that.

Now the only question is, who should we build with? Prefabricated house company or architect and construction company?! What is cheaper? There are so many providers, but do they all deliver what they promise?! What should we pay attention to? Do you have some tips for us? What does a house with about 150-160m² of living space and a basement cost?

Thank you very much in advance! ...and please don’t be annoyed by my many questions (which might also come in the future)... In our defense: We have never dealt with house construction before... So we have zero idea how all this works.

Hello,

First of all, welcome to the forum.
Since you are absolute beginners, it is advisable to read the section on the left under "Guides," where you will also find tips on how to find the right building partner for you.

Above all, that you do not exceed your budget; for this, first consult an independent financier. Only when you know your financial background are you able to decide how much money you can and want to invest. Then read, have discussions with providers, and if necessary, ask here again.

Kind regards

1. Set a budget / set a later operating cost limit / take maintenance costs into account 2. Define the building standard (energy efficiency, technology, equipment, etc.) = as a result you will get the m² now it is time to establish a room program. 3. Find who can realize it at the lowest cost with maximum security for the investment.
