How much loan can we take?

Hello everyone, since we are still pondering what loan we could actually take out, we would just like to hear/read a few informal opinions. Of course, we have already had various bank meetings, but somehow the uncertainty remains. Facts: Income together is just under €4000 per month, currently 1 child but a second is planned. In this case, the income first decreases to about €3600 for about 2 years. Household budget is kept, about €1100 remain at the end of the month after deducting rent, etc. Equity: just under €100,000 + €13,000 in the form of a building savings contract, additionally an apartment which should eventually be used as a special repayment, estimated €35,000. Not to forget the ages, 35 and 30 years old. The wish would roughly be to be done in 25 years. Hope this is enough information for now... I am open to any criticism :)

Roughly:
1,100€ + warm rent = available capital
less incidental costs approx. 300€-350€
less planned monthly reserves
= possible monthly installment

monthly installment x 12 months / 5% annuity = maximum loan amount


PS: If less than 1,100€ per month remain due to the second child, then reduce accordingly.
With a 5% annuity and 2% interest, the loan would be paid off after approximately 25 years without special repayments.

To be able to give more precise advice, one would need to see what you have recorded as expenses in the household book. For example, are additional insurances BU/LV included or are they already factored in? Are vehicle financing costs included or would one need to consider reserves for replacement purchases, etc.? Do vehicle costs change due to a move (e.g., an additional second vehicle or changes in the daily kilometers to work)? What about rental income/surpluses on the condominium/Are there still loans on it?

So BU and LV are already included.

The vehicle was purchased 4 years ago (annual car), there are no encumbrances on it! A second vehicle is already available, which serves my wife as a city car and of course she drives it to work. I have estimated about €150 per month as reserves for repairs + almost €300 per month for gasoline/insurance/tax.

Regarding the apartment, there are no debts on it, currently my mother still lives there. However, she is considering moving back to her home country in the near/far future. But all of that is vague and would then be a special repayment at some point.

Of course, we were of course with different banks and the range was from 280,000 to 400,000 !!! So a large range and that is also the reason for the uncertainty. Although 400,000 we consider absolutely too much. From the feeling, I would say that 300,000 would be OK. But maybe we are simply over- or underestimating ourselves.
