How much does a prefabricated house approximately cost?

Hello I would like to know how much one would currently have to pay for a prefabricated house ( turnkey) of about 130 square meters without a basement. We would currently get 450,000 to 500,000€ from our bank without equity. We would still have about 100,000€ in equity. The problem is we do not have a plot of land yet. Therefore, I wanted to ask here what a turnkey prefabricated house costs to see if the whole thing is affordable.

up to 260 K€ + 40 K€ ancillary construction costs + 20 K€ for extras -> ~280 K€ up to a maximum of 350 K€ Without even having the slightest idea of what exactly you want to build

Hello, thank you. So nothing special. Normal house, with normal equipment. So it will be tight after all, since the plots in Bavaria are extremely expensive.

"Circa" differs vastly from "from-to" because everyone understands "normal standard" differently.

Without a plot of land, the question of total costs cannot be answered – and the difference is not only made by the price of the land, but also whether you build in a swamp or on rock, and so on.

The only aspect that can be clearly answered is "prefabricated house": with the same equipment, it costs the same as "brick by brick." In terms of financing, it can be less favorable because for some bankers it still feels like a house of cards, meaning in their eyes it represents less collateral value for the financed risk.

Normally, a prefabricated house is somewhat more expensive than a brick-built house.

That's how it is. I would estimate about 5-10% more for a prefab house in timber frame construction than for a solid house.
The foundation slab is extra.
On average between 1800-2200€/sqm
Additional ancillary construction costs etc. etc.
