How does the purchase of a house or land take place?

Good day,

my friend and I want to build a house.

What we know:
- what kind of house it will roughly be (square meter size, structure, equipment)
- that we would get a loan and could also pay it. (A friend works in loan approval at a bank. From him we know how much money we would currently get and how high the installments would be. However, nothing is set in writing. It was simply a conversation because we were interested.)

What we don’t know:
- which construction company it should be
- with which bank exactly we would take out the loan

Today we found a perfect plot of land. We really like it. Price and location are great.

Now unfortunately we don’t know how far the planning should actually be. (No, we cannot buy the plot without a loan)

Does it even make sense to look for plots at this point?
What should we have already planned / contractually agreed upon?
We are very security-conscious people and therefore I would also be interested to know if you want to buy a plot, can you then reserve it subject to the financing being approved?

That depends on how desirable the plots are with you, in our area around Ingolstadt the rule is whoever offers the most and pays first gets the contract....

Often, especially when you want to build from the municipality in a new development area, you can reserve until the financing is secured. In addition, you definitely have to deal with the [BePlan], which states what, how high, and how big can be built. One should be able to roughly place the house and possibly garage or parking space according to the plot measurements, graph paper and pencil are very helpful for this. You should also consider the orientation of the rooms in relation to the location. The development plan shows how the boundaries must be maintained, where the ridge and eaves must be. How high the house can be, what format it can and must have. So get started with the planning and read a lot here in the forum and ask questions that cannot be found via the search option :) Good luck and have fun planning. In short, regards

And buying the property is never wrong. If your plans change, you can always get rid of it again. Because everything in this world that has value can be increased. Money, stocks, promissory notes, only land and gold cannot. Therefore, land cannot become cheaper. Karsten

We had bought the plot without a house plan and then built with the second house plan. Unfortunately, we had to completely discard the first house plan; only the kitchen plan survived with minor modifications.
