House with ground floor and upper floor, do you know any recommended house planners?

Hello everyone,

I registered here because we want to build a nest.
The catalogs from the house manufacturers have been ordered and the model house park will be visited soon.

Are there online house planners that ask all the important questions? Can you recommend anything? Just so we have a direction to go.

We want a house with a ground floor and an upper floor with a total of 120-150 sqm.
Preferably with a geothermal heat pump, blinds everywhere, controlled ventilation, and six rooms.

Can you point us in the right direction?
Plots here cost around 100,000 EUR.

What do you want to know? There are many house blogs on the internet where you can read up or also buy books.

Currently, you have to calculate 2000 euros per m². A basement and garage may be added if applicable. Also the incidental building costs, kitchen, garden, and some furnishings.

For 150 m² without basement with the above-mentioned equipment, you are at about 450,000 euros excluding the land. I have included 20,000 for the kitchen and 30,000 for the garden.

I can handle costs, smile.
Plot. Choose flat and slightly sandy if possible. That saves earthworks. For us 7k. For others 27k. Those are already differences.
Calculate the ground source heat pump soberly. You will notice, a gimmick, not worth it. Take a gas boiler.
Build rectangular. Use the 113 standard window cutouts. Then the Ikea 85 cm blinds will also fit later. Use Ytong monolithic. No Styrofoam in the wall. Then the mailbox and the hose ring will also hold. Use good plastic front doors. Also forgo fingerprint and similar gimmicky stuff. Proper mushroom head locks. Good key.
Make sure when planning the kitchen that possibly the 3 something blocks or angles from the studio fit unchanged. Don’t save on sockets, not on good screed, not on plaster, not on lamp outlets. Think of outdoor taps, cables to the garden, outdoor sockets. Don’t forget painting and landscaping, 20 extra are tight there. Plan so that a prefabricated garage works. It’s cheap and at the same time offers storage space. That’s it for now. Then you’ll get by with 250 without [land].

: So that already sounds good. As for the geothermal heat pump, we are very particular; that is what we want. I hadn't considered most of the things you mentioned yet. But enough sockets, outdoor sockets, taps, wells, good plaster, and screed are absolutely certain. There should also be network wiring installed since we want to completely do without satellite or cable TV.
