Hello everyone,
I have a very important question regarding house renovation/remodeling. I have purchased an older building and want to add an extension over two floors in the garden and install dormers in both directions of the house in the attic. For this, I have hired an architect who calls himself a CAD planning office. Now I am a bit surprised by the costs he is asking for. I have not yet entered into a contract with him. However, he has already visited the property. His scope of services includes the following:
-Review of the existing planning documents
-On-site inspection
-Coordination with structural engineering office/surveying office
-Preparation of building permit plans - existing: floor plans, sections, etc. in quadruple copies
-Preparation of building permit plans - new planning: floor plans, sections in quadruple copies
-Living area calculation
-Forms for building application, building description, parking space verification, structural survey form in quadruple copies
He charges almost €4500 gross for these services. Additionally, there are costs for the structural engineer. My questions: Is €4500 a lot for these services he performs? How expensive is a structural engineer? Might I only need a structural engineer since I will do the entire interior construction and parts of the exterior construction myself? I would submit the applications to the city myself. I should also mention the estimated costs for the exterior construction; we are budgeting €80,000–90,000. I am very grateful for any answers and help!

Hi, I just had quotes for the planning of two dormer windows, including submission and approval. Both were between 4000 and 4500 euros. Since you also have an extension, yours is cheap or mine is expensive.

Very fair price. Calculated according to HOAI or flat rate?

It was flat rate. According to HOAI, it would supposedly be considerably more expensive.
