Hello everyone,

we are about to buy a house, or rather to have the first viewing, and we have concerns about the contaminant levels in the house.
(Too much googling and quietly reading along)

Since the (prefabricated) house dates from 1980, can you possibly already identify problems from the building description?

PCB, lindane, formaldehyde & co. 100% ==> I would only buy with an indoor air analysis Otherwise probably also asbestos, at least very likely. Besides that, the usual structural issues if you want to renovate. It's "only" a Neue Heimat prefabricated house after all – chasing walls for electrical work is out, floor construction with minimal insulation and "dry screed." External insulation is also not easy – the old insulation definitely consists of KMF (like asbestos...). At least the heating has already been converted to gas. The advantage is of course the prefabricated construction, which allows modification of the floor plan. For me personally such a house is a no-go, unless it is priced for demolition (which my neighbors are currently doing with a somewhat older house because of all the problems. For example, on the upper floor you cannot install a washing machine because the spin cycle is not compatible with the ceiling structure. Just little things that can be possible).

Then we will probably refrain.

The building has also already been heavily reduced (100000€), which made me quite suspicious.

As I said, my neighboring house (estate - but only one heir, so a relaxed sale) should have brought in almost 500k. Then there was the air quality analysis from the real estate agent; various interested parties were deterred by this in connection with price / age / condition and now it has been sold somewhere at the land value price plus basement minus demolition. Half the price of the heir's desired expectation.

Ok so basically the same problem as with your neighbors.

Then we'd better continue our search before we buy a money pit.
