House purchase, partial financing possible?

Good day dear forum community,

since my girlfriend and I have been living together for 8 years and have been living together for 7 years with several moves, we have now decided to purchase a home. The total purchase price including all additional costs, fees, charges, etc. is approximately 350,000.00 euros.

Equity in the amount of 150,000.00 euros is available.

Now the following questions arise for me regarding a partial financing:

My girlfriend has been self-employed for 1.5 years and has a net income of about 1,500.00 euros. I have 2 jobs. A part-time job, where I earn 700.00 euros net, and a main job where I earn 1,400.00 euros net. So we receive about 3,500.00 euros monthly. To what extent will my girlfriend's income be taken into account?

We currently pay 950.00 euros cold rent for a semi-detached house plus 100.00 euros additional costs. In addition to these additional costs, there is a deduction for electricity and gas in the amount of 300.00 euros monthly.

We only have one ongoing loan, which expires in December 2011. Here the rate is 100.00 euros monthly over 3 years, of which we have already paid off 2.5 years.

Hello,

although you have an impressive equity, you still have 200,000.00 to finance. Your loan installment will certainly be around 1,000.00. I don’t know if you want to take out [KFW] funds. How much do you want, have to, or can you repay? [KFW] usually requires a higher repayment rate than 1.0%. Provided that both of you sign the loan agreement, your income will certainly be taken into account. If you also include the incidental costs of the house, you can certainly afford the little house. But if only income fails, it will certainly be very tight. I cannot say more precisely based on your information. My suggestion: keep back equity, look for a smaller house where you need to finance less. That way, it’s easier to sleep.
