House purchase; moving out due to personal use

Hello,

I intend to buy a house that the owner is currently renting out. Since I want to use the house myself after the purchase, the current tenants would, of course, have to move out after the notice period (9 months). The question for me is, should I create a letter for safety in which the current tenant confirms to me that they will move out after the sale and the notice period? Does anyone possibly have a letter that they can obviously provide to me anonymously?

Why should the tenant give YOU any assurances? You have no contractual relationship with him. Make sure that the seller finds an amicable solution with his tenant before you buy.

Since I don't want to buy as an investor, I need that for the financing as well, don't I?

no, not really. At your bank, you state that you use it yourself. They don’t check how it was used in the past. You should just be aware that you will then have a double burden of rent & interest for 9-12 months. However, you will probably be entitled to the rental income from the letting.
